01 / Project Types

Types of Projects We Estimate

We handle electrical estimating across all construction types in New York. Commercial, residential, industrial, healthcare, data centers, institutional work... the full range. If it involves electrical systems and it's going up somewhere in NY state, we've probably estimated something close to it before.

01

Commercial Electrical Estimating

Office towers in Midtown Manhattan. Retail buildouts in Brooklyn. Mixed-use developments in Queens and the outer boroughs. Commercial construction is honestly where most of our work comes from. These projects have their own code requirements, their own labor rate structures, their own coordination headaches. Our construction estimating team has run hundreds of commercial electrical estimates across New York City. We know what Con Edison interconnection looks like on a mid-rise. When you get a commercial estimate from us, it's priced for this market specifically. Not some national average that doesn't apply here.

  • Power distribution and service entrance sizing
  • LED lighting systems, controls, and dimming
  • Emergency and egress lighting per NYC Building Code
  • Fire alarm systems coordinated with base building specs
  • Security, access control, and CCTV
  • Data and low voltage cabling
  • Building management system connections
02

Residential Electrical Estimating

Single-family homes. Multi-family new construction. Gut renovations in pre-war Brooklyn brownstones where you open the walls and find something nobody ever drew. Residential electrical work in New York City has its own set of complications, and our estimator specializes in exactly this kind of work. Limited shaft space, meter bank configurations for multi-family buildings, DOB requirements layered on top of NEC. We deal with all of it on a regular basis.

  • Service panels and meter banks
  • Branch circuit wiring and load calculations
  • GFCI and AFCI protection per current code
  • EV charging station rough-in
  • Low voltage and smart home systems
  • Solar integration and utility interconnection
03

Industrial Electrical Estimating

Numbers can swing dramatically in industrial construction. Load requirements, hazardous location classifications, type of process equipment, power factor correction needs. Distribution centers, manufacturing plants, food processing facilities. The estimates we put together for industrial projects include detailed breakdowns for motor feeders, MCC sections, industrial lighting, and backup power. It's more involved than commercial work by a fair margin, and our expert estimators have the background to handle it without cutting corners on the count.

04

Healthcare Electrical Estimating

Hospitals and medical facilities are a different category entirely. Essential electrical systems, emergency generator sizing, isolated power panels for OR suites, nurse call systems, medical gas alarms. Getting the estimate wrong here causes real problems, not just cost overruns. Our electrical estimating process for healthcare projects accounts for all of this, including cross-trade coordination requirements that directly affect what the electrical scope ends up covering.

05

Educational & Institutional

Classroom technology infrastructure, security and access control, athletic facility lighting, laboratory power systems. We handle these for both new construction and major renovations across New York state. Not the most complex estimating work, but it has to be accurate and it has to be delivered on time.

06

Data Center Electrical Estimating

Redundant power feeds, UPS systems, PDU installations, precision cooling power requirements. Mission-critical facilities have zero tolerance for gaps in a takeoff. We've done enough of this work to know exactly where estimates tend to fall short and what typically gets missed.

07

Change Order Estimating

Scope changes happen on nearly every project. When they do, you need a number quickly, not in three days. We price change orders for active construction projects including revised panel schedules, added circuits, system upgrades, and RFI responses. Whatever shifted, we'll work it out so you know what to bill or bring to the negotiating table.

08

Power Distribution & Instrumentation

For contractors working on power distribution or instrumentation and control scopes, we put together detailed estimates covering transformers, motor control centers, switchgear, soft starters, operator consoles, and all related cabling. Specialized work that not every estimating company is equipped to handle well. This is one area where experience really shows.

02 / Takeoff Services

What Our Electrical Takeoff Services Cover

Our electrical takeoff services go through every component systematically. Nothing gets lumped into a general allowance because it was quicker to round, and nothing gets missed because the drawings were dense.

Power Distribution

Service entrances, main distribution panels, sub-panels, circuit breakers, transformers, switchgear, meter centers, load centers. Panel schedules and load summaries come with the takeoff as standard.

Wiring Systems

Conduit by type (EMT, rigid, flexible, PVC), wire and cable by gauge and insulation type, cable trays, wireways, surface raceways, junction boxes and pull boxes. Every linear foot of conduit gets measured. Every conductor gets sized and included.

Lighting Systems

Light fixtures by type and mounting location, lighting controls and occupancy sensors, emergency lighting units and exit signs, outdoor and site lighting. Fixture schedules are produced in a format you can hand directly to a supplier.

Fire Safety & Low Voltage

Fire alarm panels, smoke detectors, heat detectors, notification appliances, mass notification systems, emergency communication devices. Also access control panels, card readers, CCTV cameras, intercom systems, and structured data cabling. Low voltage is kept in its own breakdown, separate from the power scope, so each trade can read what's relevant to them.

Specialty Systems

Emergency generators, UPS systems, solar installations, EV charging equipment, lightning protection, grounding systems, surge protection. These are the line items that tend to disappear on rushed takeoffs. We track them carefully.

Labor

Installation hours by task and trade classification, testing and commissioning allowances, code compliance verification, startup services. All labor is priced against current union rates for Local 3 IBEW and other applicable unions, with prevailing wage factored in where required on public work.

03 / Software & Pricing Data

Software and Pricing Data

Estimating Software

Sage Estimating + Dedicated Takeoff Tools

We use Sage Estimating for cost data and assembly-based pricing, paired with dedicated takeoff software for quantity measurement. Everything comes back to you in Excel. Your project manager, your team, whoever needs to review it, can open the file without buying a subscription to anything.

Material Pricing

Zip Code-Level NYC Market Rates

Material pricing comes from zip code-level databases maintained with current New York market rates. When copper wire pricing moves or conduit costs shift (and they do, regularly), the numbers in your estimate reflect today's market. Not a six-month-old national benchmark.

04 / Our Process

Our Electrical Estimating Process

A systematic approach built around the way NYC construction projects actually work. No shortcuts, no assumptions buried in the numbers.

01

Plan Review and Scope Definition

We start by going through your electrical drawings, specifications, and any requirements from the NYC Building Code or the authority having jurisdiction on the project. Anything that looks ambiguous before we start counting, we flag and ask about. Making an assumption and burying it in the numbers is not how we operate.

02

Load Calculations and System Sizing

Detailed load calculations to size panels, transformers, and feeders per NEC and NYC electrical codes. Honestly, this is the step most estimating firms rush through. We give it the time it needs because undersized equipment costs everybody later.

03

Material Quantification

Full count off the drawings. Conduit, wire, fixtures, devices, panels, specialty equipment, all of it. Measured directly from the plans, not approximated from square footage ratios.

04

Labor Pricing

Labor hours assigned by task and trade classification, priced at current NYC union rates. We factor in productivity adjustments for high-rise work, congested shaft conditions, restricted site access, and other New York-specific conditions that push installation time up.

05

Quality Review and Delivery

Before an estimate goes out, a second estimator reviews the numbers. Two sets of eyes on everything, every time. Most projects are ready within two business days. If you're working against a hard deadline, let us know at the start and we'll structure the work accordingly.

05 / Who We Serve

Who Sends Us Plans

Our clients are electrical contractors, general contractors, construction managers, design-build firms, developers, architects, project managers, facility managers, subcontractors, and government agencies across New York. We also work with mechanical contractors who need the electrical scope priced as part of a complete MEP package.

Electrical Contractors General Contractors Construction Managers Design-Build Firms Developers Architects & Engineers Project Managers Facility Managers Mechanical Contractors Government Agencies Subcontractors

The mix is pretty varied. Some clients are established estimating departments that just need overflow help during peak bid season. Others are electrical contractors doing excellent field work but without a dedicated in-house estimator. Both situations work well for us. The arrangement is straightforward: you send drawings, we send back cost estimates, and you decide what to do with them.

06 / Why Choose Us

Why NYC Contractors Outsource Electrical Estimating to Us

Honest answer? Because doing it internally costs more than most contractors account for.

An electrical contractor running field crews while pulling together bid packages is going to rush something. It's almost always the estimate that takes the hit. And a rushed estimate is a problem either way. Price too high and you don't land the job. Price too low and you're locked into a contract that doesn't cover your costs. You know how it goes.

Working with a professional estimating company changes a few things in practice. You can respond to more opportunities because the bottleneck is gone. Your field team stays focused on the work instead of spending evenings measuring conduit off drawings. And the numbers you're submitting are built on actual NYC material rates and Local 3 labor costs, not something pulled from a general reference table. We've been providing construction estimating servicesin this market since 2010.

Frequently Asked Questions

Common questions from contractors and project teams across New York. If yours isn't here, call or email us directly.

Power distribution, lighting, fire alarm, security, low voltage data cabling, emergency power, EV charging, solar, specialty systems. From straightforward residential panel upgrades to full commercial and industrial installations. If it's an electrical scope on a New York construction project, we can price it.
Our estimators know NYC electrical codes, Con Edison service requirements, and DOB procedures. Every estimate is built around materials and installation methods that are code-compliant for this market. If something in the drawings looks like it'll create an issue during inspection, we note it.
Material quantities, wire and cable schedules, fixture counts, panel schedules, conduit measurements by type and size, labor hours by trade, equipment requirements, and load calculations. Full cost estimates with a line-by-line breakdown. Not a summary sheet with allowance figures filling in the gaps.
Most commercial and residential projects are ready within 24-48 hours. If a job is complex (large industrial site, multi-building healthcare campus), it can take 3-5 business days. Rush turnaround in 4-6 hours is available for an additional fee. Tell us your submission deadline when you send the plans.
Yes. Labor rates are based on current Local 3 IBEW wages and other applicable union agreements. We're also familiar with prevailing wage requirements for public sector work across NY state, including the relevant wage determinations.
It varies based on project size and drawing complexity. A small residential job costs less than a large commercial or industrial set. Send us your drawings and we'll quote a service fee within a few hours. No charge for the quote.
Yes, regularly. We document the assumptions we're working from and flag which parts of the estimate are most likely to change as drawings develop. Useful for feasibility analysis, early budget presentations to ownership, or preconstruction planning before the design is fully locked.
Manhattan, Brooklyn, Queens, the Bronx, Staten Island, Long Island, and projects throughout upstate New York. We've covered projects across NY state and can work from drawings regardless of where the project is located.
Sage Estimating for cost data and assembly-based pricing. Dedicated takeoff software for quantity measurement. All output is delivered in Excel format.
It depends heavily on project type. Commercial tenant fit-outs in New York tend to run $25-$45 per square foot for the electrical scope. New construction mid-rise office buildings usually fall in the $60-$90 range per square foot, sometimes higher on complex system requirements. Industrial and healthcare projects cost more. Residential renovations vary a lot based on the condition of existing wiring and panels. These are rough benchmarks for early planning. An estimate based on actual drawings is always more reliable.
We can put together a preliminary cost estimate using project type, building square footage, and a scope description. This is useful for developer feasibility reviews, ownership budget discussions, or early design decisions. Just tell us what you know about the project and we'll work from there.
