Some estimating services hand you a material list and call it done. That's not what we do. Every scope item gets covered so you can submit your bid without getting hit by surprises once the job starts.
Materials & Quantities
Every insulation type in the project gets measured and quantified. Fiberglass batts, spray foam (open and closed cell), rigid foam board, mineral wool, cellulose, reflective barriers, aerogel products, the works. We measure by area, by linear foot, or by board foot depending on the application.
Labor Components
Installation crews, specialty applicators for spray foam, equipment operators, safety coordination. We don't hand you material quantities and leave you to guess the rest.
Mechanical Insulation
This is the scope item that estimators most often skip or lump into MEP. HVAC duct insulation, pipe insulation, equipment covers, removable blankets, valve covers, flange protectors. We separate this out under CSI Division 07 so the bid stays clean.
Air Sealing & Vapor Control
Weatherstripping, caulks, sealants, house wrap, membrane systems. NYC energy code compliance depends on getting the whole building envelope right, not just R-values. We include it.
Fire-Rated Systems
Fireproofing and firestopping are their own scope on most NYC commercial jobs. We review the plans for fire ratings, smoke compartment requirements, and identify the correct material ratings for penetrations and irregular shapes.

Local Law 97 Compliance
Buildings over 25,000 square feet are already subject to carbon emission caps, and the penalties are serious. Insulation upgrades are one of the main paths to meeting LL97 targets. We flag when a spec needs adjustment to keep a building on track.
NYC Energy Conservation Code
R-value requirements here are higher than most of the country because of the climate zone. We build those NYCECC requirements in from day one rather than leaving revisions for later.
NYSERDA Rebate Eligibility
Attic insulation rebates went up to $2,500 in 2025. Other programs apply to qualifying projects as well. We note when specs would likely qualify, which is information worth passing along to your client.
Union Labor Rates
NYC commercial insulation work runs on union labor. The hourly rates are different here, sometimes significantly. We use current NYC figures, not a national benchmark.
Access & Logistics Constraints
Tight Manhattan job sites, elevator scheduling, curbside delivery limits, material staging restrictions. These things add labor hours. We factor them in rather than using clean-site assumptions that don't reflect reality.
Pre-War & Mixed Building Stock

This service comes up more than people expect. CSI Division 07 covers thermal and moisture protection together, and on many NYC projects the insulation and waterproofing scopes overlap or sit right next to each other in the drawings.

Usually 24 to 48 hours, sometimes less depending on project size. Delivered in Excel with a clear takeoff summary. Material quantities, labor hours, and costs are all separated by category. You can price directly from the file.
