01 / What It Actually Covers

What Masonry Estimating
Actually Covers

A masonry estimate isn't just counting bricks. That's what people outside the industry think it is.

Full Scope Definition

More than materials. It's the full cost picture.

It involves quantifying every unit of masonry material on the project, calculating mortar and grout volumes with correct waste allowances by material type, applying current labor rates tied to specific trade classifications and crew productivity for that scope, accounting for scaffolding and equipment that are project-specific, and organizing everything into a format your GC or project manager can use for proposal preparation and bid submission.

02 / Deliverables

What You Get With Every Estimate

Every masonry estimate from NYC Estimating Services includes the full package not a number on a page, but a complete breakdown you can actually bid from.

01

Quantity Takeoffs for All Masonry Materials

Every component counted from your actual drawings. Brick units, CMU blocks, stone, mortar, grout, ties, anchors, reinforcement, lintels. Color coded plans are included so you can see exactly what was counted and where on the drawings.

02

Labor Cost Breakdown by Trade

We use current NYC union and prevailing wage rates and account for crew productivity by masonry type. Repointing labor runs differently from new block construction. Stone installation is different from brick coursing. A flat labor rate across all masonry types produces inaccurate results.

03

Equipment and Scaffold Costs

Scaffolding, hoisting, mixing equipment, lift rentals. Calculated per project, not pulled from a standard percentage. Equipment costs go into the full cost estimate upfront.

04

NYC-Calibrated Material Rates

Material rates updated against local supplier quotes regularly. What brick costs in Staten Island and what it costs in Manhattan are not the same number. We price by project location.

05

CSI Division 04 Format

All masonry work organized by Division 04 trade categories. Straightforward to verify against your scope and build a clean bid package from.

06

Editable Excel Delivery

The estimate comes back in Excel with the marked-up takeoff plans attached. Edit it, mark it up, include it with your proposal.

03 / Masonry Types

Types of Masonry Work We Estimate

We provide professional masonry estimating services across all masonry types common to New York construction projects — residential, commercial, and industrial.

01

Brick Masonry

The biggest masonry category for NYC projects. Face brick, common brick, modular, engineered brick. We quantify brick courses and wall thickness, calculate mortar joints, and handle opening deductions correctly. Openings reduce material quantity but also add labor at jambs, sills, and lintels due to cuts and detail work. Both sides go into the estimate, not just the material reduction.

02

Concrete Masonry Units

Standard block, lightweight CMU, split-face, architectural block. We count units, calculate mortar, and factor grout-fill requirements for reinforced masonry walls. On commercial and industrial construction projects in New York, CMU work is everywhere.

03

Stone Masonry

Natural stone, cultured stone, bluestone, limestone, granite veneer, fieldstone. Stone masonry has labor productivity factors completely different from brick work, and generic estimates typically miss them. Natural stone also carries higher material waste than most people budget for, closer to 10–15% because of field cuts and irregular dimensions.

04

Masonry Veneer Systems

Full-bed and anchored veneer assemblies. We calculate masonry ties, shelf angles, flashing, weep systems, and veneer anchors alongside the face material. The accessories are where underbid estimates usually hide the problem. They show up on every real project but somehow disappear from fast takeoffs.

05

Masonry Restoration and Repointing

This is an area where a lot of estimating firms produce weak work. Restoration estimates aren't structured the same way as new construction. We calculate repointing by lineal foot, account for joint depth and mortar type, and factor in access and scaffolding for existing facades. Historic work adds mortar matching requirements and sometimes landmark compliance on top of that.

06

Stucco and Plaster Systems

Stucco is Division 04 and a lot of estimators either miss it or file it somewhere generic. We estimate three-coat systems, one-coat systems, and EIFS properly. Scratch coat, brown coat, finish coat, lath, and all associated labor. Particularly common on NYC brownstone renovations and older multi-family buildings.

07

Masonry Accessories and Reinforcement

Ties, horizontal joint reinforcement, lintels, shelf angles, control joints, expansion joints. These line items get skipped in fast estimates and create problems later during the construction process. We include them from the start.

08

Waterproofing and Sealants

Masonry coatings, damp-proofing, siloxane sealers. Included when they're in the scope.

09

Hardscape and Exterior Masonry

Pavers, retaining walls, site walls, steps, patios. Residential contractors and developers doing full project budgets often need this alongside the building masonry work.

04 / Who We Serve

Who We Do This Work For

Our masonry estimating services are built for the people who actually use them on real New York construction projects.

General Contractors

Handling multiple trades need masonry numbers back fast so they can finalize the GC bid. We turn most estimates around in 24 to 48 hours. And we've been working with New York general contractors long enough to know what a complete bid package actually needs.

Masonry Subcontractors

Bidding their own work need their own numbers, not the GC's rough figure. If you're a masonry sub in New York, you get a detailed line-by-line breakdown you can mark up and submit as your proposal. We help masonry subs win more bids without carrying the cost of a full-time in-house estimator.

Frame & Commercial Contractors

Running mixed-scope projects that include masonry. Structural steel and CMU construction tend to go together on commercial work. We handle the masonry piece so you're not guessing at numbers while focused on everything else.

Project Managers

Doing bid review on incoming subcontractor proposals. An independent masonry estimate before locking in a sub's price is good practice, and we can usually deliver it in time to matter.

Developers and Architects

Needing accurate masonry costs during design development or for an owner's budget. Preliminary estimates are available before construction documents are complete. Useful for pro formas and early go/no-go decisions.

Multi-Trade Bid Teams

Lumber contractors, millwork contractors, and commercial contractors doing multi-trade bids regularly need masonry costs as part of a broader package. We work with all of them.

05 / Project Types

Project Types We Handle

Residential, commercial, and industrial. New construction and renovation. All five boroughs and across New York State.

Residential

Brick facade and veneer work, block foundation walls, fireplaces, chimneys, stoops, and brownstone restoration. Multi-family and single-family. We've estimated hundreds of residential projects across all five boroughs.

Commercial

Curtain wall backup systems, cavity wall construction, fire-rated CMU assemblies, architectural masonry facades. The detail requirements are higher and the cost consequences of getting numbers wrong are bigger. It's a large part of our volume.

Industrial

Structural CMU, containment walls, and block construction for warehouses and production facilities. Less frequent for us than commercial or residential, but we do them.

Public & Institutional

Government buildings, schools, hospitals, and infrastructure involve Davis-Bacon prevailing wage requirements. That's not just a different hourly rate. The compliance structure affects how the estimate gets built, and we account for it.

06 / Our Process

How the Process Works

Four steps. No back-and-forth, no delays. Send plans, get a quote, approve, receive your estimate.

01

Send Your Plans

Email drawings, blueprints, or specs to plans@nycestimatingservices.us. PDF works fine. DWG, DXF, and most other formats are accepted. Early in design or only have partial drawings? Let us know what stage you're at.

02

We Review and Quote

We review the scope and send back a free quote covering the service fee and delivery time. Usually within a few hours. No commitment required at that point.

03

We Build the Estimate

Once you approve, we go through the drawings in detail. Quantity takeoffs, material pricing against current NYC rates, labor by trade and scope, equipment costs. Anything unclear in the spec gets flagged before we finalize, not guessed at.

04

You Get the Estimate

The completed estimate lands in your inbox in Excel with the color coded plans. Usually 24–48 hours from when we start.

07 / Data & Methodology

What the Numbers Are Based On

There's a difference between an estimate built from actual NYC market data and one built from national averages with a location adjustment. That gap shows up in the final numbers.

Material Rates

Local Supplier Quotes

Our material rates come from current local supplier quotes, not a pricing database calibrated to a national market and adjusted for zip code. New York construction costs are among the highest in the country and the pricing has to reflect what suppliers here are actually charging right now.

Labor Costs

NYC-Specific Union Rates

Labor costs are calculated using NYC-specific union and prevailing wage rates by trade, not a generic hourly rate. Different masonry types carry different crew productivity expectations. A reinforced CMU wall doesn't get built at the same pace as standard brick veneer coursing.

Market Knowledge

15 Years in This Market

We've built up a working knowledge of the New York market over 15 years that doesn't show up in a software database. Which suppliers are quoting competitively. Where lead times affect scheduling. How DOB requirements on certain project types affect masonry scope and cost. That context goes into every estimate.

08 / NYC Cost Reference

What Masonry Work Costs in New York

These are reference ranges, not bids. Your actual numbers depend on scope, access, spec, and market conditions at the time. Use these to sanity-check a sub bid that looks off in either direction.

Brick Veneer / Residential $10–$30

Per sq ft installed. Single-family, multi-family, brownstone work.

Commercial CMU Walls $15–$35

Per sq ft. Varies by block type, reinforcement, and grout fill requirements.

High-Rise Facade / Manhattan $20–$50

Per sq ft with scaffolding and crane logistics factored in.

Repointing & Restoration $5–$15

Per lineal foot. Depends on joint depth, mortar type, and access conditions.

For the precise estimates you need to actually submit a bid, you need numbers built from your specific drawings.

09 / Why Outsource

The Case for Outsourcing

Keeping a full-time masonry estimator in New York costs $80,000 to $120,000 a year once you factor salary, benefits, and software. That overhead makes sense at high volume. Most masonry contractors and subcontractors don't run that volume consistently enough to justify it.

Outsourcing means you pay per estimate. Heavy bidding season, use us frequently. Slower periods, you're not carrying fixed overhead for someone sitting idle. Most contractors who work with us regularly cut their estimating costs by 60–70 percent. More importantly, they get bid estimates back fast enough to go after more projects and submit more bids without stretching their own team thin.

12 / FAQ

Questions Contractors Ask

Straight answers. No runaround.

Depends on scope and complexity. Small residential jobs start lower. Larger commercial or multi-trade packages run higher. Send the plans and we'll quote the fee in a few hours, no obligation.
Most estimates are back in 24–48 hours from when we start. Simpler scopes can come back faster. Bigger projects may need a bit more time and we'll tell you the delivery date upfront. Timely delivery on bid deadlines is something we take seriously.
Yes. We calculate by lineal foot for repointing, account for joint depth and mortar type, and factor access and scaffolding. Historic work with mortar matching is something we've done across New York including landmark projects.
Addenda and scope changes are common on New York projects. If drawings get revised after we've started, we update the affected portions and get you a revised estimate quickly. Change order estimates during construction are handled the same way.
Both. Full spec package, send it over. Drawings only, we work from those and flag specification questions before finalizing.
Yes. Schematic design, design development, early budgets for owner review or developer pro formas. We give you a cost range based on what the plans show at that stage. Useful for project success planning well before construction documents are done.
All five. Manhattan, Brooklyn, Queens, the Bronx, Staten Island. We also work across New York State. If you're outside the city and not sure, just ask.
Yes. If your project needs masonry plus concrete, or masonry alongside MEP work, we do the whole package in one estimate. One firm, one format, easier to coordinate than splitting it across multiple estimators.
