Union Labor Rates
NYC union labor runs significantly higher than non-union, at $85 to $165 per hour in total compensation depending on trade. If your estimate uses generic labor rates, it's wrong for this market before page one.
Prevailing Wage
Any publicly funded or city-affiliated residential project triggers prevailing wage. Miss that and your bid is dead before it starts, or compliant only only on paper.
DOB Filing & Permit Costs
NYC permit costs aren't a flat line. Depending on your scope and borough, permitting adds real money, and varies sharply between alteration types. Our estimates include it.
Co-op & Condo Board Requirements
Alteration agreements, restricted working hours, required protective measures, elevator deposits. Real project costs that don't show up in standard material pricing databases.
Local Law 97 Compliance
As of 2026, LL97 is actively enforced. Buildings over 25,000 sq ft face carbon emissions limits with penalties of $268 per metric ton over the limit, annually. For new construction and major renovations, this is a budget line item.
Logistical Costs
Building in one of the densest cities in the world adds cost. Material deliveries, crane picks, sidewalk sheds, construction fencing, noise restrictions in residential neighborhoods. All of it affects your numbers.
